    1. Commissioning and Handover :

    Recently, argues between owners and developers arised and even more frequently, due to quality of contractor are not satisfatory and/or even not clarified in the agreement. More and more issues come during the Commissioning and handover stage. Therefore, AssetPlus stand as the owners' point of veiw and protect their interests and provide technical inspection to the building and those installations by contractors. Major items inspected are listed as follow and observation by local respective regulations:

      1. Facilities and Equipment in public owned area

      *Public area、empty lot、aisle
      *Lifts
      *Public owned Facilities and Equipment
      *Exterior walls
      *Car Park and its facilities

      1. Facilities and Equipment in private and tenant area

      *Architecture and interior decroration
      *Electrical and mechanical equipment
      *Water supplies and drainage
      *HVAC, Air-Conditioning and Air Handling Units
      *Gas related
      *Water Heater
      *Kitchen and Cabinet
      *CCTV and Surveillance

    Due to our highly technical expertise, we completed over 20 residential properties in 2010 and 2011.

    1. Services Audit and Consulting :

    AssetPlus always deliver tailor-made services because of 1) facilities and equipment installed in a building are variant; 2) system are complicated and difficult; and 3) quality of service provider and its manning are low, less experience and not well educated. During the following cases, we might see our capabilities and talent.

    1. Technical Services: The services are more focused on those technical issues when the client has problems in daily operations of Maintenance, Repairs and Replacement of Power, HVAC, Fire Services (even data and/or phone network). Most of the local services cannot provide such professional technicians and engineers immidiately after calls received and cannot provide comprehensive trouble shooting, onsite check and issue the bilingual report for client decision. For examples,
      1. In 4Q/2011, we completed the inspection of power distribution for a foreign Bank for its IT rooms to see what electrities of facility supplied by TaiPower, by GenSet and by UPS. For those equipment are high ampage and voltage as well, and run in 24 x 7 around-the-clock, it's critical and riskly to arrange with the on-line inspection.
      2. Starting from this 2nd quarter 2012, we awarded by ChungHwa Telecom (as of "CHT") and provide the technical report to demolish and remove a 40-meter hight and 600-ton weight INTELSAT earth station.
    1. Standard Operating Procedures (SOP) :We conducted service audit for ChinaTrust Security Company (as of "CTSC") for its security / Patrol / Bank Guard / Cash-in-Transit services at the ChinaTrustBank Bank head quarter in Hsin Yii CBD. In its final report, we revised the SOP for the group not just by the building.
    1. Feasibility Study
      1. In first quarter of 2011, we completed feasibility study for one of two largest Realty Companies, the EVERTRUST REALTY INC, for its feasibility study and assisted them to fund EVERTRUST GLOBAL for asset management business and started to run in mid of April 2012.
      2. At end of 2011, we conducted similar feasibility study for DAIKYO INC (a Japanese Realty Company).
      3. Likewise, we assisted RADIUM (one of four largest local developer) and submitted the feasibility study.
    1. Other Taylor-made services:

      For more and more large scale and multi-usage projects incoming this decade. Such cases are shopping mall, service apartment, clubhouses, sport stadium, casion facilities, OT and BOT projects and etc,. It's complicated for property owner to deal with the problems. AssetPlus are ready and more capable to deliver Facility Managment and Services in professional ways.

      1. WorldExpo and Taiwan Pavilion Expo by HsinChu city - AssetPlus provide the consulting services during the Pre-FM stages
      2. CHT Yangmingshan Satillate Park The services provisions are not only the cleaning, janitorial and CMMS. We also provide the client 1) Repair and Maintenance in its MOD superhub, 2) Room services of 50-room clubhouse, 3) catering services and 4) Food and Beverage in its Staff restruant and cafeteria .
